Asset: 68 Apartments & Penthouses
Located in one of Dublin’s prime suburban locations, approximately 10km South of Dublin City Centre and alongside the Luas Green Line, The Maple Building will include 68 high-quality apartments when complete. Corcom were originally engaged by IRES to assess this development site at Beacon South Quarter.
Working with the original design team, Corcom analysed the site costs, development value, and form of procurement for the development of the 68 apartments, retail and basement car park. Corcom then prepared a full development cost plan and appraisal document which informed our final strategy for the development of the asset.
The development strategy document provided IRES with a specific framework for the procurement, development and realisation of the asset. This strategy, which mitigated the construction risk, was adopted by the stakeholders and implemented by Corcom.
During the procurement process we engaged the design team and developed forms of contract that would ensure the stakeholders would receive a fully compliant, certified building with good marketable title for letting within their overall portfolio. Construction works, which will be overseen by Corcom, commenced in February 2016 and are due to complete in July 2017.
